Can my SMSF buy the commercial property my business operates from?
Yes — this is one of the most popular SMSF property strategies for Australian SMEs. Your SMSF can purchase a commercial property and lease it to your business at market rates. The rent payments go directly into your super fund, building your retirement balance. This is an exception to the related-party acquisition rules under the SIS Act.
How much does my SMSF need to have to get a property loan?
Most lenders require a minimum fund balance, and your fund also needs to demonstrate it can service the loan from contributions, rental income, or existing investments. Our team will assess your fund's serviceability during your free consultation and match you to the most suitable lender.
What is a bare trust and why is it required for SMSF loans?
Under Australian superannuation law, an SMSF cannot directly own a property purchased with borrowed funds. Instead, a bare trust (also called a holding trust) is set up to hold the property on behalf of the SMSF. Once the loan is fully repaid, the property title transfers to the SMSF. We coordinate the bare trust establishment as part of our service.
Can I renovate or improve the SMSF property?
Under LRBA rules, you cannot improve the property while it's under the loan structure — only maintain it. However, once the loan is repaid and the title transfers to the SMSF, you can undertake improvements. Major repairs and maintenance are generally allowed during the loan period.
